ACQUISITION SERVICES (DUE DILIGENCE)

  • PRE-ACQUISITION BUILDING SURVEYS: For both residential and commercial premises to identify potential problems and reduce the risks associated with acquiring either a free-hold or leasehold interest.
  • SCHEDULES OF CONDITION:  Where a lease-hold interest is being Property acquired, a Schedule of Condition can limit the repairing liabilities for a tenant.
  • STATUTORY ISSUES:  A review of the statutory obligations relating to the proposed property use can be undertaken to ensure compliance. 
  • LICENSES TO ALTER:  Where a tenant or new tenant is seeking to alter a property, we can provide the technical oversight to ensure the Landlord’s property is correctly adapted and make provision for reinstatement on expiry of the lease to ensure the value is not prejudiced by the tenant’s works.
  • ASSOCIATED SERVICES:  As part of the acquisition process, issues such as planning history, contaminated land, deleterious materials and neighbourly issues can be included within the scope of our appointment but we will engage specialist consultants in the relevant areas to provide the relevant expertise in these areas and co-ordinate the report to provide you with a one-stop service.
